The Benchmarking (Demand360) Pick-up topic provides property-level pick-up metrics and indexes from Demand360, capturing net demand picked up over a trailing 1- to 4-week window against your comp set.

What is included in this data set?

  • Market share pick-up analysis: Subscriber and comp set room nights picked up by period, with running totals and market share percentages, so you can monitor your competitive positioning across the pick-up window.

  • Competitive positioning by room night share: Subscriber room night pick-up share versus the comp set, to identify where you are gaining or losing fair share of forward demand.

  • Occupancy Index year over year: Year-over-year change in Occupancy Index relative to the same time last year, measured across each pick-up period.

  • Channel distribution: How demand is distributed across channels over the latest pick-up period — subscriber room nights, comp set room nights, and Occupancy Index by channel, to identify channel-specific competitive positioning.

  • Segment demand pick-up: Room night pick-up by demand segment over the trailing pick-up period, with subscriber versus comp set comparison and Occupancy Index performance.

  • Daily Pick-up Outlook: Current pick-up performance against Same Time Last Year benchmarks across room nights, revenue, ADR, RevPAR, and Occupancy Index, for forward-looking demand assessment. Subscriber revenue metrics are available for both the current position and the Same Time Last Year comparison; comp set revenue metrics are available for Same Time Last Year only — see below.


What is different about this data?

  • Pick-up Period is a dimension, not a set of measures. Filter to a single window (1 Week, 2 Weeks, 3 Weeks, 1 Month, or "picked up more than 4 weeks ago") or break a query out across all of them. The values are additive and sum to your total on-the-books position.

  • This is a separate topic from Benchmarking (Demand360). Pick-up data does not appear in the main Demand360 topic — build pick-up views from this topic directly.

  • Comp set revenue isn't available for future dates, consistent with the rest of Demand360. Comp set ADR, RevPAR, and the revenue-based indexes (ADR Index, RevPAR Index) are historical only. Subscriber ADR, RevPAR, and revenue remain available for both historical and forward-looking dates.

  • Data refreshes approximately twice per week, not daily, consistent with the rest of Demand360. Pick-up comparisons use the nearest available snapshot rather than a fixed interval.

  • Comp set data is aggregated, consistent with the main topic — individual competitor breakdowns are not available.
