The Benchmarking (Demand360) topic brings forward-looking market demand data — powered by Amadeus Demand360 — directly into FLYR Hospitality Insights. It shows how your property is pacing against your competitive set for future stay dates, alongside your own bookings, pickup, and performance data, without leaving the product.

What is included in this data set?
Occupancy benchmarking: Subscriber and comp set occupancy for future stay dates. Includes all room nights deducting from available capacity — including Unsold Block room nights by default. Use the Segment filter to exclude Unsold Block if you want to see picked-up demand only.
Revenue metrics (subscriber only for future dates): Subscriber ADR and RevPAR are available for both historical and future stay dates. Comp set ADR and RevPAR are not available for future dates — ADR Index and RevPAR Index are therefore also unavailable forward-looking.
Demand indices: Occupancy Index, ADR Index, and RevPAR Index, calculated as (Subscriber ÷ Comp Set) × 100. A value above 100 means you are outperforming your comp set; below 100 means the comp set is outperforming you.
Group and unsold block: Inventory that has not been picked up, shown as a risk indicator. The Risk tile on the pre-built dashboard classifies exposure as Low, Moderate, or High based on your unsold block share and your Occupancy Index position relative to the market.
Segment and channel breakdowns: Data broken down by Segment (Transient, Group, Other, Unsold Block), Sub-Segment, Segment Detail, Channel, and Sub-Channel, using Amadeus Demand360 naming conventions throughout.
Length of stay: Average Length of Stay by segment and channel.
What is different about this data?
Unlike your PMS-sourced topics, Demand360 data comes from Amadeus and has a few characteristics to be aware of when doing your analysis:
Data refreshes approximately twice per week, not daily. There will sometimes be a short gap between what appears in Insights and what Amadeus shows in their own product. This is expected behaviour, not a data error.
Comp set data is aggregated. Your comp set is the primary competitive set defined in your Amadeus Demand360 configuration. You see your comp set as a whole — individual competitor breakdowns are not available. Your own property is excluded from comp set figures.
Combining D360 data with bookings or pickup data in the same query will produce a directional trend view, not a reconciled figure. The starter dashboard keeps D360 data self-contained for this reason.
Year-over-year analysis is not available at launch and will be introduced in a later release.
What can I do with this data?
A pre-built starter dashboard is available on day one, covering: market position overview (Occupancy Index, subscriber and comp set occupancy, and ADR across the next 12 months), unsold block risk, segment and channel mix vs. comp set, and an AI-generated summary of your market position.
From the topic you can build your own views and explore freely — filtering by segment, channel, and stay date range. Because the data lives in the same product as your bookings, pickup, and rate shopping data, you can layer in context from other topics where it adds value. For example, pairing your forward occupancy index from D360 with rate shopping data from your Rate Shopper can give a more complete picture of your market position.
